How it was built
A 12,500-square-foot waterfront estate taken from raw drawings to keys in hand - design development, permitting, construction and finish work under one contract.
Scope of work
Demolition of the existing structure and seawall inspection; deep-pile foundation engineered for the flood zone; hurricane-rated envelope with floor-to-ceiling impact glazing; full mechanical, electrical and smart-home rough-in; stone, millwork and finish carpentry throughout; pool, deck and landscape delivered with the house, not after it.
What made it hard
The lot sits between the ocean and the bay, so every material spec started from salt exposure, and the schedule had to survive two permit desks - village and county - reviewing in parallel.
Outcome
Delivered on the signed schedule, with the envelope inspected and closed before storm season and a walkthrough that ended in keys, not a punch list.
