How it was built
A full-scale interior renovation of an oceanfront penthouse: everything behind the exterior walls was removed and rebuilt - layout, systems, surfaces and light.
Scope of work
Complete demolition to shell; new layout with an opened ocean-facing living space; all-new mechanical, electrical and plumbing risers coordinated with the building; bespoke millwork walls and concealed doors; stone bathrooms; lighting and shade automation.
What made it hard
High-rise renovation means every delivery, every noisy hour and every trade is negotiated with building management - the schedule was built around house rules, not around convenience.
Outcome
A penthouse rebuilt to the owner's standard with zero changes to the building envelope - and a management office that would let us back in tomorrow.
